Report of Board Meeting on January 19, 1992.
Attending:
Walt Fedourich, Cleo Crimmins, Paul Phillips, Sherry Mara, Marie Martel,
Suzanne Bracker and Jan Ehn. Guest: Dan Hayes.
Meeting was called to order at 7.00 p.m.
Complaint
was filed and discussed concerning roof damage blamed on the painters at Gary
Katz's.
Dan
Hayes reported damage to 5-6 tiles on his roof-also attributed to the painters.
It was decided to inspect each building and roof before and
after the painters work. This should make future claims of roof damage by the
painter easier to assess.
Letters
about C C & R violations addressed to Lake and the tenant at 5818 were read
and approved for mailing.
Paul
Phillips volunteered to apply to Magistrate's Court to collect $475. delinquent
dues owed to the Association by K. Goldblatt.
Paul is also obtaining bids to rework the water supply to the pool using untaxed irrigation water.
Discussion
followed about garage leaks. It was decided to have a blacktop contractor
inspect the situation and make suggestions to hopefully solve our problems.
Also to quote for a cement-filled pipe to be sunk near Agnes Woodworth's garage
corner to eliminate the problem of drivers continually backing into the stucco
at the corner of her garage. Bids for
condominium insurance were discussed.
Dogs
were discussed. We now have 20 dogs living within the complex—and that's a lot
of poop, if it's not picked up by each owner! And remember, excessive or persistent
barking can be very annoying to your neighbors and should be controlled. Also,
we remind all dog owners that there is a leash law in Phoenix, so always
keep your pet on a leash outdoors.
A
landscaper's job description is being drafted for the purpose of putting out
for bids for a landscaper and a pool service.
Cable
TV contract will be issued as soon as the special assessments are received.
They are all due before Feb. 10, 1992. If yours is not in yet, please mail it
right away.
The next
Board Meeting is scheduled for Sun. Feb 16. If you have concerns you wish to
express or suggestions to make, please feel free to contact any member of the
Board.
Meeting was adjourned at 8:50 p.m.
Annual meeting of Jan 12, 1992 twelve members is
attendance
Marie Martel opened the meeting by noting that during the prior year two buildings were painted under the capital
improvement plan.
Lynn Knode read the treasurer's
report noting that cash decreased due to completing a second building this
year.
Arlene, Agnes, Paul and Lynn said
that they get a large amount of water in their garages when it rains. Please
notify Walt at
266-5581 if you have a problem with your garage so that the board
can address this problem in its entirety.
It was brought up that some
residents have things in their carports besides their cars. This is not
permitted under the CC&R'S. Garbage cans must be kept inside the patio area
and not in the carport. Also garbage cans are to be put out the evening before
garbage pick-up and brought in promptly after pickup is greatly appreciated.

We regret the loss of Lynn
Knode who declined to participate on the board this year. He truly will be
missed. We all thank him for all the hard work that he has contributed to 747
EBHRA. The new board will strive to continue the fine example Lynn has set for
us.
