Minutes of the Annual Meeting and Results of the Election of the new Board of Directors

January 14, 1993

 

Meeting was held at poolside on January 14, 1992. Eleven owners were in attendance.

 

Walt Fedourich reviewed the events and highlights of the past year. Our biggest project, the Five‑Year Improve­ment Plan, is on schedule with painting, garage door replacements, wooden fence replacement with stuccoed block and new gates to replace wooden ones to be continued in 1993 to the buildings facing Bethany Home Road. Our painter is ready, as soon as it dries out, to finish the building started late last fall.

 

Contractors were changed in 1992 for pool service, gardening, painting, block wall construction and garage door supplier. No adverse remarks or complaints were registered.

 

The Treasurer's report was delivered. We were happily very close to our projected expenses. The major change is the huge increase in water rates. We again encourage all residents to try to conserve water.

 

The painter reported that several carport ceilings are in need of repair. The Board again wants to alert those owners affected that if the damage is related to needed roof repair, those owners must FIRST repair the roofs before ceiling work can be done. If those owners do not do so in a timely manner, the roof repairs may be contracted by the Board and billed back to the owners.

 

Discussion of a card‑operated gate for the Palo Verde Street entrance resulted in tabling the issue at the present time. Mike O'Meara will, however proceed with getting cost estimates so that we know what such an arrange­ment would entail along with the expense.

 

The termite damage at Paul Phillips' was discussed. Extermination and repairs have not yet been completed.

 

Nominations were taken for a new Board for 1993 and elections followed. The Board for 1993 are:

A short Board meeting followed the general meeting so that officers could be elected. The next Board meeting will be held on Tuesday, Feb. 23.

 

We encourage and invite participation, comments, suggestions and criticisms. If you would Re to volunteer to help on Association projects, please contact a Board member.

 

Extermination requests were unusually low in number this year. If you need another schedule, call Marie Martel at 266‑7997.

Minutes for Board Meeting held on Tuesday, January 26, 1993

 

Present: Walt Fedourich, Suzanne Bracket, Paul Phillips, Terry Roberg, Marie Martel and Cleo Crimmins.

 

Five Year Plan was evaluated. Five garage doors remain to be replaced. Replacement of those doors will be delayed until February because of insurance premium due in January. Barring any unforseen major expenses, we hope to be able to complete all budding improvements by end of 1993.

 

Water leak was repaired by the chimney at 5809. If further repairs are needed, roof contractor will be contacted, since roof is under a warranty.

 

Homeowners are responsible to report any water leaks that, if left unfixed, would rot or otherwise damage the structures, doors or windows. Owners are responsible for repairs and replacements of roofs and garage entry doors.

 

Carport ceilings at 5804 and 5825 are in need of repair. Walt and Paul will evaluate if roofs first need to be repaired.

 

Dry wood termite problem at 5811 will be treated and repaired as soon as possible.

 

Please ... all residents ... if you notice a sprinkler head needing repair, or a leak, notify one of the Board members.
