Minutes of Board of Directors meeting on May 25, 1993.
Attending were Walt Fedourich, Paul Phillips, Cleo Crimmins, Terry Roberg,
Marie Martel and Sherry Mara.
Treasurer's
report was given. Only unusual expense experienced was termite damage repair at
5811. Semiannual insurance premium is due in June.
Dry wood
termites were exterminated at 5811 and damage to the load-bearing wall is being
repaired. Owner will be responsible to repaint the wall after repairs are
completed.
A
Judgment was filed in Small Claims Court against owners at 5826 for failure to
pay homeowners dues. Those owners have until May 30, 1993 to answer the claim.
No answer has been forthcoming to date. It was recommended that the case be
turned over to a collection agency if the judgment was not satisfied. (The
owner has since moved out and apparently abandoned the property to the mortgage
holder.)
New, stricter and more timely procedures were adopted for
all future cases of non-payment of homeowner’s dues. These will be as follows:
1. When an owner has become 2 months in arrears, ($200.
plus late fees), a lien will be placed against the property and a charge of
$50. for that procedure will be levied against that owner. In addition, a
judgment will immediately be filed in Small Claims Court and the legal and
court costs will be claimed against the owner.
2. After the third month, if the charges are not paid in
full, water reduction to the unit will be implemented and the charges for that
service billed to the owner. These measures were necessary to protect all those
homeowners who DO pay their dues on a timely basis. It is just not fair for a
few who do not pay their dues to receive all the services provided by the Association
at the expense of those who do pay dues.
Gates were ordered for the building presently under
renovation. Reddy-Made Fence made the successful bid at $281. per gate.
Installation is expected within 2 weeks. Painting estimates are still pending.
Common area palm trees need trimming and bids will be obtained by Walt.
The discussion of fines for rules infractions has been delayed until next month. Meeting adjourned at 8:50 p.m.
Three instances have been reported in the complex of a stranger ringing doorbells and claiming need for cab fare money to transport his injured dog/pregnant wife to the hospital. He even told one unsuspecting resident that he lived across the street from him. This has turned out to be a big scam and the police should be notified if anyone approaches you asking for money/cab fare/etc. It is also a very good practice to get to know who your neighbors are.
