Minutes for General Meeting on Nov. 7,1993.
Twelve persons attended. Treasurer's report was given.
Residents wanting cable installation are asked to notify
Paul Phillips 279-5287 as soon as you call Dimension Cable so he can supervise
the installation and insure that it meets the standards the Board has approved.
Rules
infractions/fines were discussed at length. It was suggested that if you have a
problem with a neighbor, to first discuss it with him. If the problem is not
rectified, a written complaint naming the offender, offense and the date(s), to
a member of the Board is warranted. When TWO written complaints have been
filed, the Board will then put into motion the fining procedure. The offender
will be notified of the infraction and given a suitable time to correct the
problem. If that time passes without the correction being made, the offender
will be assessed a $25. fine. A second complaint for the same offense will
institute a $50. fine, and a third, a $75. fine. These fines will be payable to
747 EBHRA.
The color of the entrance sign was discussed and has been
taken under advisement. If you have a strong opinion about this, please
send a written note to a Board member.
Renovations of the last building, east of the entry drive
have been completed.
A new landscaper/groundskeeper has been appointed on a month to
month basis. If you have complaints/compliments about them, call Walt Fedourich
at266-5581.
If you need a chimney sweep, several residents have
recommended Arizona Chimney Sweep, 439-3218. Repairs for 5 garage entrances are
still being researched. Meeting was adjourned at 8:45 p.m.
Minutes for Board meeting on Nov. 9,1993. Attending were
Walt Fedourich, Paul Phillips, Marie Martel, Cleo Crimmins and Terry Roberg.
Treasurer's report was given. A $200 permit for pool
operation is due to Maricopa County.
The Board is trying to locate the mortgage holder of 5826
for the purpose of collecting dues. It was decided to lien the property if that
mortgage holder does not bring the dues to current status.
Discussion
of the General Meeting comments regarding the Fines Program. It was decided
that if an offender does not remit the full amount of his fine, the amount will
be subtracted from his dues, and the dues will be owing and subject to late
charges.
It was
decided that all offenses would get a 15 day period to correct the problems
except for numbers 12, 17, 18, 22 and 23, which require immediate compliance.
All owners who rent their units are responsible to notify their tenants of the
rules and the Fines Program. Marie will incorporate the rules list into the
"Welcome" letter for new residents. A sample of the "Notice"
to offenders is included with these notes to remind everyone again of the
fineable rules. The program will become effective on December 1,
1993.
The Board
does not expect this program to be a heavily active one, and it is not intended
to turn our complex into a "police state". Rather, it is hoped to
force habitual offenders to live by the rules so that we can all live in
harmony in a safe and orderly environment.
A new, larger reflective street sign was approved for the
entrance off Bethany Home Road.
There is a gas leak in the line to one of the BBQs at the
pool. Bids will be obtained to correct this problem.
Walt will order a garage door seal to test it to see if it
will stop garage leaks during rains.
Next Board meeting will be on Dec. 14. Meeting adjourned at
8:50 pm.
