Minutes for Board Meeting of February 12,1998

Attendees:                Rosie O'Meara, David Cronin, Marie Martel, Jan Ehn, Don and Rosa Lee Simmons, Lucy Seegan, Eugenia Pang, Mike Smith and Agnes Woodworth.

 

1. Driveway repairs are completed at 5806 and 5817.  Board will investigate reported garage leaking from street at 747F.

 

2. Downspout extensions are presently under investigation.  The problem at 5834 will be fixed.

 

3. Rosie O'Meara reported that termite inspections will be conducted by Orkin and Terminex.  These

will be scheduled for Saturdays, since inspectors will need access into the units.  You will be notified in advance so that you can arrange for someone to be at home.  In order for the inspections to be of value, it is imperative that all units be accessible.  Please cooperate.

 

4. Robin Shearer was unable to attend the meeting with her report on security systems.  She promises

to do so at the next meeting.

 

5. Mike Smith contacted the fire department to ascertain the fire lane rules.  He will be painting the

curbing red.  After the slurry sealing repairs are finished, the remaining fire lane lines will be painted on the roads.  In the meantime, please do not park (or allow your guests to park) in the streets.  Use Palo Verde Street, Crown Import parking lot, 727 Office Complex or the old Safeway lot.

 

6. Lucy Seegan reported that the City of Phoenix has notified her that our complex owes sewer taxes amounting, to $6172.17. They claim that we were never billed on one of our meters.  Mike Smith has volunteered to call them and question the bill since we assumed that one of our meters is for landscaping purposes only, and as such, should not be susceptible to the sewer tax.  We will keep you informed.

 

7. There has been a water leak inside 5822.  According to the CC&RS, leakage within the walls of the building are the responsibility of the owner.  Your homeowners insurance should cover such damage.  Suzy Streepy, our agent for the condo insurance from American Family Insurance has offered to come to a future meeting to answer insurance questions.  Rosie O'Meara will arrange the date.

 

8. Agnes Woodworth (5835) requested permission to add security bars at her front windows.  The Board approved.

 

 

 

 

REMINDER

 

Please do not put your garbage at the curb until the night before pick-up.

If you use a garbage can, it MUST be stored INSIDE between pick-ups.

Please remove any garbage receptacles as soon as possible after the pick-up.
