Minutes for Board Meeting of June 18, 1998
Attendees: Rosie O'Meara, Marie Martel, Jan Ehn, Walt
Fedourich,, Mike Smith, Rosa Lee and Don Simmons, David Cronin and Lucy Seegan.
1. Walt Fedourich reported on the
progress of our claim against US West for road repairs. They have agreed to resurface and seal a 12'
wide swath on the roadways to obscure all the digging sites. No work schedule has yet been agreed to.

Palm trees are scheduled for trimming, and most likely have already been done
by this time.
3.
The City of Phoenix dispute about water billing has been handled by Mike
Smith. He has attended a
hearing
with the City's representatives and it was concluded that the billing system
used through the years in the complex was not according to the City's
standards. We will have to pay the
demanded back charges. (The one good thing in our favor: the statute of
limitations has limited the number of years that we can be back billed). They have given us three years to pay the
arrears without interest. We have been
making those payments since January 1998.
We all wish to thank Mike Smith for his time and work on this
complicated problem.

Rosie O'Meara reported that an overgrown palm tree inside the back patio at
5833 has caused a huge crack in the wall.
The tree will have to be removed, of course, at the owner's
expense. The Board has approved that
Rosie contact a lawyer to determine, according to our CC&RS, how the
replacement of the wall will be covered financially.
WARNING
to others who may have wayward palm trees growing close to their walls or homes
- Go take a look at the damage a tree can do when too close to a
structure. It's to the right of the
drive as you exit onto Bethany Home (at the rear of the unit).

The Board has agreed to eliminate our speed bumps. Walt Fedourich will investigate if the firm used by US West for
road repairs will remove them before they resurface the streets.

Fire lane painting in the roadways has obviously been tabled again.

Jan Ehn reported that her front porch ceiling is peeling. Solutions will be investigated.

BEWARE
If you have a tree growing inside your
patio area, make sure that it is not too close
to a wall or the building. If it is, it is your responsibility to
remove it. Don't let
wayward trees cause structural damage in
the future! It will cost you.
Also, the Board wishes to alert those who
have creeping vines
growing onto the buildings and walls that
they must be removed before
damage is done to the stucco.

be on Thursday, July 16 at 7 p.m. at the pool.
