747 East Bethany Home Road Association Board Minutes-April 18, 1995



The complete Board membership was present for the 7:30 meeting. The previous month's minutes were read and approved and the Treasurer's report was given.



Old Business:



*Please find attached the "Helpful Hints for Homeowners". Special thanks to John Bonar (Unit #5812) for utilizing his knowledge, expertise and time to put this very comprehensive piece together for all of us. I think you'll find this very useful now and in the future. *The torch has been passed, Luke (#5802) will now collect and track the duplicate parking tickets as they are given. If you have any questions concerning this matter, please contact him.



*John Bonar will contact APS concerning the resurfacing of the roadway. The phone company has been contacted and the replacement of their lines is far in the future. If you are having phone problems, such as being able to listen in on your neighbor's interesting conversations through your line, please contact the phone company. Perhaps if there are enough complaints, U.S. West will expedite the project.



*A water leak was discovered at the pool and Walt had it promptly repaired. Hopefully this is the major culprit for our unusually high water usage.



*The owner of the Crown Imports parking lot finally returned our call and has approved the removal of the chain link fence from along the back of our West fence. A very competitive bid for the demolition, clean-up, hauling it away and painting of $575.00 has been received. We are unsure at this point whether or not an expenditure for additional water leak problems are pending, so the removal of the fence was tabled until next month. New Business:



*Paul Phillips attended a portion of the meeting and reported on an ongoing problem with rain water flowing into several garages. After researching solutions, Paul recommended and the Board concurred that drainage trenches be put in the driveways so as to direct the water away the garages. A bid of $700.00 has been received and was approved by the Board. Paul and John Bonar will outline the areas and work with the contractor.



*It was requested that the landscaping committee needs to take a look at the East side of the front of the complex. It shall be done.



*Guess what, another fence is falling down. John reported the East side of the back rod iron fence is nearly completely rusted through and with a little push would fall. Because both the vertical and the horizontal pieces are rusted through, it will be necessary to replace the entire section. A bid of $1100.00 has been received. Other bids will be sought prior to making any decisions.



*The total coverage of the Association's homeowners policy was questioned. Each unit is covered for its replacement value. But in case of an event such as Paul Bunyan stepping on the complex and destroying all the units, would the total coverage be adequate to replace all the units. Betty Kizer volunteered to research and report back to the Board. Note: This policy does not cover any personal belongings, so it's advisable to retain a policy that covers such items.
