Minutes for Board Meeting on February 4, 1997

Attendees: Rosie O'Meara, Agnes Woodworth, Betty Knode, Lucy Shabsin, Marie Martel, John Bonar, Walt Fedourich and Paul Phillips

Betty Knode was elected to the Board. Officers for the 1997 Board were elected. They are: Rosie O'Meara - President 277-7434 Agnes Woodworth - Vice President 279-7785 Betty Knode - Vice President 277-9501 Lucy Shabsin - Treasurer 265-3409 Marie Martel - Secretary 266-7997 John Bonar - Member at Large 264-1070

Discussion and familiarization with the list of "open action items" submitted by John Bonar and last year's Board resulted in the following: 1.Relocation of complex name signs at front entrance for more visibility was debated. (O'Meara to investigate) 2.Garage door gasket seals. Some have been replaced. John Bonar (5812) has more gasket material. If you want to replace yours, call John at 264-1070. 3.Slurry seal project was discussed. According to the proposal submitted to Walt Fedourich, the work was not done according to bid. Payment to be withheld until matter is resolved. (Fedourich to pursue) 4.Garage flooding repairs project still not satisfactorily completed. 5817 & 5823 still leak. (Phillips to follow up) 5.Extemal wood replacement demonstration project on 5808 to be done (Bonar to coordinate) 6. Back gate locking mechanism needs repair and missing wheel(s) on large gate needs replacement. (O'Meara to find proper repairmen) 7.Road striping for fire lanes and traffic bumps was discussed. It is not certain that we can legally avoid painting the fire lanes. (O'Meara to investigate) 8.lnstallation of speed limit signs was discussed, It was decided that we would place one sign near the entrance. (Woodworth to obtain sign) 9. Pool maintenance contractor is immediately needed. (O'Meara to pursue) 10. Landscape maintenance contract was discussed. We will continue with our present service while taking bids from full-service contractors using specifications written by John Bonar. (Martel to research) , 11. Money market account was transferred with the take-over by Wells Fargo. There is some concern if the account is FDIC insured (Shabsin to inquire and remedy if necessary) 12. Reserve study was discussed. More work is needed to complete. (Shabsin to research) 13. Storage space for Association records and materials was discussed. (Phillips to get prices) 14. Walt Fedourich claim for relief on poor construction by prior owner was discussed. It was decided to turn this claim over to our lawyer. More information is necessary before that can be done. (Martel to follow up)

New business: Our new president is interested in getting to know all owners and renters and to increase interest and participation in association activities.
