Board Minutes-July 19, 1994
The meeting began with board members Walt Fedourich, Terrie Roberg, Paul Phillips, and substitute Luke Kjolhede present. Absent was Sherry Mara. The treasurer's report and last month's minutes were presented and approved.
Old Business:
* Replacement of the East wall was approved by the board. The lowest bid came in at $3240.00 which included stucco on one side and $425.00 for block filler and painting. The work will begin after August 15 giving our neighbors to the East ample time to respond to our request to split the cost. The project will proceed regardless of their answer. Resurfacing and firelane striping of the roadway will be addressed following the completion of the wall.
* The rock for the complex was delivered and distributed last weekend. Thanks to all who lent a hand and a back. The Bobcat was a lifesaver.
* Several month's ago the Board addressed the problem of the illegal parking in the red striped fire lane in a cordial manner. This obviously had no effect. For your information, it is a city ordinance making it illegal to park in a fire lane regardless whether it's at a hospital, business or at a condominium complex. The law is there for a purpose and non-compliance can have disastrous results. The board has no choice but to take measures against violators if this problem is not immediately resolved. Please let your family and visitors know where it is appropriate to park or be assured action will be taken.
New Business:
* It has come to the Board's attention that the electrical conduit on the exterior of all the units may be rusting out and creating a potential hazard. Although any repair is the responsibility of the homeowner, it would be wise to check yours and make sure that it is safe.
* It was moved, seconded and passed that beginning immediately all checks returned for insufficient funds will be subject to a $15.00 charge. Additionally, after two such checks, only money orders will be accepted.
* All Association dues are to be mailed to: P.O. Box 7359, Phoenix, Az 85011. Please respect Terrie and her families' privacy and do not drop off the checks. FYI-Dues must be received by the tenth of month or will be subject to a $10.00 late fee.
* The Board is in the process of compiling the information necessary for FHA approval by the August deadline.

Keeping Termites from coming to dinner:
Termites gravitate to wood near sources of moisture, and they commute to the wood through mud tubes. Follow these simple precautions:
* Keep gutters and downspouts in good working order: Check for leaks and make sure that run-off is directed to the ground well away from your house and foundation.
* Don't allow wood to come in direct contact with the soil: This means no wooden trellises leaning against the house, no firewood piled up against a wall, and no wood mulch for ornamental plantings along foundations.
* Don't break the barrier: If the soil around the perimeter of your house has been chemically treated to keep termites out, don't break the barrier by digging in the soil within eighteen inches of the house.
