General Meeting-June 12, 1994
The meeting began about 7:00 on a somewhat balmy evening. A quorum of nine hardy souls was in attendance. The Board's minutes from the May meeting were read and discussed. Terrie then gave a treasurer's report and distributed a copy of our current Balance Sheet (Attached). She explained that she has been transferring $1000.00 per month for the last several months to a higher yielding money market insured fund from the savings account as was authorized by the Board. Terrie also reported that both the landscaping and pool cleaning costs have been reduced. Apparently there is going to be a water rate increase and this will be monitored by the Board.
One of the primary reasons for calling the general meeting was to discuss the replacement of the wooden fences in the center unit's back yards. It was decided by the Association members in attendance that this issue is less important then the replacement of the East wall. Thus the board will make the East wall replacement its next priority.
The following concerns where also discussed:
* Landscapers performance in terms of trimming-A walk-thru done monthly will be initiated.
* Time frame for asphalt resealing-to be investigated by the board.
* Existing CC&R's violations need to be addressed and brought into line when the property is sold-Board to handle
* Awnings that were originally approved, is the responsibility of the board to bring into compliance with the current complex color scheme. It was decided an equitable solution is to replace and charge on a depreciated basis.
Prior to the General Meeting was a very informative presentation by Officer Kalmbach of the Phoenix Police Department. Again, it's a shame that many association members and tenants didn't apparently feel this program beneficial enough to attend. Here are a few valuable tips to consider:
* Officer Kalmbach stated that there are 100 officers always on duty in our precinct and if you see some suspicious or out of the ordinary activity in our neighborhood, jot down pertinent information such as description and license plate number of vehicle and a description of individual(s) then call the non-emergency crime stop number (262-6151). All calls will be responded to in a time frame that based on availability of officers and the urgency of the matter. Officer Kalmbach impressed upon us the importance of this information and is not a waste time. For a crime in process always call "911".
* The Police Department offers (at no charge) information and an engraving tool for marking your belongings so that if stolen they can be more easily traced and returned. For information call-(262-7331).
* Remember-no one is asking anyone to be a hero. Leave the apprehension of criminals to the police department.
All in all, the presentation and the general meeting was informational and beneficial. Thanks to all who attended!

Board Minutes-June 21, 1994
The meeting began at 7:00 with all of the current board members in attendance. The Treasurer's report was given and the minutes reviewed.
Old Business:
* Again the reserve study was discussed. There is progress being made and different aspects are continuing to be researched.
* The bulletin board has now been installed at the pool. Please feel free to use it to post "for sale" or "wanted" items or services or other pertinent information.
* Twelve ballots concerning the color the exterior lamps and mailboxes have been returned. Please complete and return yours today.
New Business:
* It has been decided to move forward with the replacement of the East wall. Walt will get the bids.
* Walt will also request bids for the pavement resealing and firelane striping. If approved by the Board, the work would be done following the completion of the East wall.
* Because the interior fence replacement has been postponed, it may be necessary to make repairs. If your fence is in need of repair, please contact Paul Phillips (279-5287) so an assessment can be made and reported to the Board.
* Any owner (only) can get a replacement pool key for a $5.00 duplication fee. Contact Terry Roberg. (265-6246)
* The Board approved funds for the purchase additional rock and flowers for the complex. The rock will be delivered next week. Walt is holding a two day weight loss program beginning at 12:00 Sat., July 9 and Sun., July 10. Guaranteed results! Seriously, we need help on that Sat. and Sun. to distribute the rock throughout the complex. Walt has rented a Bobcat tractor to make the job incredibly less strenuous. Any help will be appreciated.
