Board Minutes-June 20, 1995

The Board meeting was attended by all members with the exception of Walt, who is a very hard working man and let his job interfere with his duties as president. I guess we can forgive him this time. The minutes were read and approved and the Treasurer's report was given.

Old Business:

· The wrought iron fence project approved by the Board last month is now scheduled to begin July 6th or 7th. · If you noticed the reduction of floating debris in the pool, it's because all the palm tress have been trimmed for another year. · The removing, painting and clean-up of the chain link fence along the outside of the Southwest block wall has been completed. When the fence was removed it was discovered that the lower half of the wall was not stuccoed. The Board approved an additional $500.00 which included stuccoing the outside of that wall, stuccoing and painting an exterior portion of Unit 5807 which was in need of repair and painting a section of the pool area. · John has been in contact with APS regarding the resurfacing of the roadway and it appears as though they are still open to taking care of the problem, although the window of opportunity may be closing. We have put off APS contingent upon the resolution of the water problems in several unit's garages when it rains. After a lengthy discussion, the Board moved and passed to remain consistent throughout the complex and obtain bids for installing downspouts on the identified units. This should be more cost effective and will be a permanent fix to an old problem. This will also enable us to contact APS and have them move forward immediately. · Robin has contacted a number of companies, identified through the Condominium Association we belong to, requesting Reserve Study information. The information should be forthcoming and Robin will review and report to the Board when it's received. · It should be noted, the Board contacted the owner of Unit 5808 concerning the damage to the garage and the back block wall that the trees inside the unit was or could potentially cause. In reaction to the Board's request, the owner had three trees removed at her own expense. The Board wishes to thank the owner for her compliance. Reminder-As stated in the CC&R (#14.1-Negligence) it is the responsibility of the homeowner to remove anything within their property that has or potentially could cause damage to areas that the Association is responsible for, such as garage structures, block wall, fences, etc.. Also, the homeowner is responsible the cost of such repair that is caused by trees or anything else inside the unit's boundaries.

New Business:

· John brought to light a very valid concern. Knowledge of the layouts of the sprinkler and cable systems, general workings of the pool and sprinkler systems and various other common Association responsibilities are kept in the heads of a few individuals. The Board will be working on putting together all pertinent maps and how-to's to be kept and shared as needed by the Board membership. · Signage around the complex is in pretty bad shape. Luke will obtain costs for replacement signs were needed and report to the Board next month. · A great deal of thought, time and money has been spent this year to improve security in the complex. It has been noticed that the outside lights on some of the garages are off at night. These lights are supposed by to controlled by photosensitive sensors. Please check yours and make sure it's functioning correctly. If it's not working, try replacing the bulb and if that's not the problem, the switch inside you garage may be turned off. If that still doesn't correct the problem, contact a Board member. Please spend a couple of pennies a night and shed some light on the situation. It will be appreciated by all.
