Board Minutes-March 19, 1995
Because several members of the Board had commitments for the evening of the regularly scheduled meeting, the meeting time was moved up to Sunday afternoon. All were present with the exception of Betty Kiser and Robin Shearer who were unable to attend. The previous month's minutes were read and approved and the Treasurer's report was given.
Old Business:
*There has been nothing but positive responses to the locking of the back gate. The three month trial period will end next month so if you have thoughts on permanently having it remained locked, please let a Board member know.
*Luke reported that we are still waiting to here from the owner of the Crown Imports parking lot for the removal of the chain link fence. Will report next month.
*John Bonar's "Homeowner Reference Guide" was reviewed and will be ready for distribution this next month.
*APS will be replacing several of the bushes that were destroyed during their project last month.
New Business:
*The block wall project is proceeding on target. Because this is a major undertaking it will be disruptive. The contractor is being as careful as possible to save existing greenery. The Board did approve the expense for the removal of a yucca tree stump that was in the path of the new wall and its replacement for unit #5820. The Board wants to remind you that the value to your property will be enhanced by the wall and wish to thank you for your patience and help.
*It was decided to plant a prickly bush of some type in the middle of the West wall where people have easy access to the complex.
*The Board approved the written request from the Kjolhede's (#5802) to connect their two patios by removing the two existing diagonal block walls and replacing them with a straight one. They will incur all expenses involved in the project.
*Terry brought to the Board's attention that the water usage for the month of February was double that of a year ago. The water company will be contacted for another reading and please keep your eyes open for wet spots denoting water seepage. It's amazing how much water is wasted from dripping faucets and running toilets. These are easily and inexpensively fixed. Since we pay the water bill from your dues, if they continue to escalate so may the dues. Please do what you can.
*Robin was given the duty of collecting duplicates of parking tickets that are given out. She will be responsible of keeping track of the number per unit so that fining procedure can be followed.
*Note-Keep in mind, any structural damage done because of any plants or trees growing on your property is the homeowner's responsibility. If the Board notices damage or potential damage being done to a structure, notices will be sent. If the work is not completed in a timely fashion, the Board will take measures to preserve the structure.
